Bet365 Acquires One Platte Building in Denver for $135M

Bet365, the Stoke-on-Trent-based sports betting giant, purchased the One Platte office building at 1701 Platte St. in Denver for $135 million. The 248,783-square-foot property, serving as the company’s American headquarters since fall 2024, was acquired from 1701 Platte Owner LLC, a Shorenstein-affiliated entity, at roughly $550 per square meter.

Strategic Investment in Denver

Bet365, through Hillside New Media Holdings US Inc., transitioned from leasing two floors to owning the entire One Platte building, a modern mixed-use property built in 2020.

The company moved into the 119,300-square-foot office space last September, lured by state and city tax incentives. Colorado officials approved up to $14.06 million in performance-based tax credits, contingent on Bet365 creating 807 full-time jobs over eight years with a minimum salary of $89,700, though the firm pledged an average of $97,238.

The acquisition follows Bet365’s $40 million investment to upgrade two floors, establishing Denver as its U.S. operational hub.

One Platte’s Appeal and Features

The LEED- and WIRED-certified One Platte boasts 11,591 square feet of retail space, a fitness center, an event area, and a rooftop terrace, with an 88% occupancy rate as of April.

Its proximity to restaurants, residential areas, and Commons Park made it an attractive choice for Bet365, aligning with the company’s goal of drawing talent to modern workspaces.

Unlike many vacant office properties facing foreclosure, One Platte exemplifies demand for newer buildings with premium amenities, per Denver Business Journal.

Since relocating to Denver, the company has committed to hiring 300 employees in its first year, with plans to scale to nearly 1,000.
